Pricing a Virginia Beach apartment or condo move
An apartment move plays by a slightly different rulebook than a house, and around Virginia Beach the units we price split into two types whose numbers barely resemble each other.
Two jobs sharing a name
The gated beachside unit sits inside a Sandbridge or Croatan community, where a gate code and a single visitor spot have to clear before the truck even reaches the building.
The Kempsville or Great Neck walk-up sits two or more floors up in an older building with no elevator, and cost rides on the stairs and the narrow street parking rather than the gate.
| Type of unit | Movers and vehicle | Flat rate you can expect | Notes on access |
|---|---|---|---|
| Studio gated beachside unit | 2 movers, 1 truck | $420 – $680 | Gate code, single visitor spot, guest parking limits |
| 1-bedroom ground-floor condo | 2 movers, 1 truck | $680 – $1,100 | Reserved loading spot near the entrance |
| 2-bedroom Kempsville or Great Neck walk-up | 2-3 movers, 1 truck | $1,100 – $1,900 | Interior stairs, no elevator, narrow street parking |
| 3-bedroom condo or townhome | 3 movers, 1 truck | $1,900 – $3,100 | Interior stairs, HOA move-in window |
Why ground-floor doesn’t always win
A ground-floor unit should beat a walk-up since nobody’s hauling a couch up three flights, but a few property rules can eat the savings. Some Virginia Beach buildings and gated communities ask for:
- A booked curb slot. Some Sandbridge and Croatan buildings hand out just one two-hour block for trucks at the entrance, and missing it bumps the job to whichever day the property opens the slot back up.
- One approved staging spot. Whatever gate code or numbered space the property assigns, Faith locks it in before your date instead of the crew guessing at the curb morning-of.
- A visitor certificate of insurance. A handful of managed communities want one on file; Faith sends it over so the gate never turns the crew around.
No surprise fees on the flat rate
The flat rate is the whole number for a move anywhere in Virginia Beach. A walk-up doesn’t change the number, and neither does the distance between the truck and your door.
| Fee people brace for | What we charge |
|---|---|
| Stair or walk-up fee | $0 inside Virginia Beach |
| Fuel surcharge | $0, built into the rate |
| Gate or visitor-list fee | $0, included |
One written number, our own crew
The crew is our own W-2 movers, never temp help, with Faith Delgado lining up any certificate or gate registration and Sean Marbury scheduling the truck around the building’s rules. By federal rule your default is released-value protection of 60 cents per pound; add full-value protection against the amount you declare. Text over the address and which floor you’re on, and Sean has a written figure back to you within the hour.
